Valuation

At valuation, we will provide a comparable report that will show recent market activity in your area. Using this information and our local expertise, we will provide you with a current valuation for your property. We would recommend that you gather two to three valuations, to ensure that you are getting the best possible price.

Choosing your agent

Once you are happy with the marketing price, it is time to choose the agent that you feel will work best for you.

Marketing Preparation

The marketing of your property is very important. We offer excellent marketing packages which include excellent photography and 3D floor plans. We will identify the unique selling points of your property and promote them through Zoopla, Prime Location, Our website and various social media platforms.

Energy Performance Certificate (EPC)

By law, you must provide an EPC for the property that you have chosen to sell. The reports will last for 10 years and you can check to see if one is in place by visiting www.epcregister.com. If there is not one in place, we will happily recommend a local contractor.

Viewings

If you have chosen to select our comprehensive package, a member of our team will conduct all viewings at your property. We will ensure that we arrive at the property just beforehand to ensure that all potential buyers get a warm welcome.

Negotiating an offer

Once an offer has been received, we will look to qualify the buyer to ensure that they are able to proceed, should the offer be accepted. They will be asked to provide a copy of their mortgage agreement in principle, or evidence of cash funds, photo ID and proof of address. The offer will then be negotiated with a member of the team updating all parties accordingly.

Offer Accepted

Having successfully negotiated a price with the buyer, we will then issue what is known as a ‘Memorandum of sale’ which details the parties involved, conditions of the sale and the price agreed. This document will be sent to all parties’ solicitors, and the legal process will begin.

Selecting a solicitor

You will need to instruct a good solicitor or licenced conveyancer to proceed with all legal and administrative work necessary in order to complete the sale. White and Jones can recommend a few local solicitors should you not have one lined up.

Sales Progression

The sales team will keep in touch with all parties throughout the purchase and will provide you with regular updates.

Exchange of contracts

Once your solicitor is ready to proceed, a date will be agreed for the ‘exchange of contracts’. On this date, a non-refundable deposit will be passed from the buyers solicitor, to the sellers solicitor and both parties will sign a legally binding contract.

Completion

Prior to exchange, a completion date will be agreed between both parties, and any other parties within the chain. This date could be the same day as the exchange of contracts, or up to a few weeks after, White and Jones will help negotiate this between both the buyer and the seller.

Once the funds have been released by the lender, they will be sent over to the seller’s solicitor, as soon as they are received, they will confirm completion and a member of the sales team will keep in touch to arrange collection of the keys.
